Spur 10 Pad Sites
This property is comprised of two commercial pad sites in front of the newly developed Dollar Tree distribution center on Spur 10. The pad sites contain 23.776 acres and 23.783 acres for a total of 47.559 acres. The pad sites can be purchased in their entirety of the owner will consider a division into smaller parcels. The pad sites are served with both public water and sewer services. As part of the Dollar Tree project all detention was constructed at the rear of these pad sites and the land has been built-up with the fill from the detention ponds. This property is in a growth area of the county. Spur 10 was recently updated from a two-lane Hartledge Road to the current 4-lane divided highway. It serves as a bypass around the west side of Rosenberg and also as a direct connector between IH-69 and State Highway 36 to the east. State Highway 36 is currently being expanded from its current two-lane status to a four-lane divided highway and when completed will serves as a direct access road from Fort Bend County to Freeport with al of its industrial and petrochemical projects.
