This property has an excellent location and wraps the intersection of IH-69 (US 59) and Spur 10.  At this location IH-69 is elevated and of the four possible corner only two are usable.  It has frontage on both Spur 10 and the IH-69 service road and it is accessed by two driveways.  The city of Rosenberg has extended public water to the site and have committed to extending public sewer from a nearby location once a project is planned for the site.  The property is within the ETJ of Rosenberg and the property owner and the city have an agreement in place to allow the land to maintain its ag-use exemption and be taxed based on an agricultural use until development of the site occurs.  The property does have some flood plain that is associated with the adjacent creek and some site work will be required by the Fort Bend County drainage district and the city.  Overall, this property represents an excellent development site that is well suited for a mixed-use commercial project that would likely be anchored by a convenience store or truck stop at the hard corner.
