Smalley Ranch

Property Description

The Smalley ranch is a 291.73 acre property located at the southeast corner of County Road 25 and County Road 26.  The property is a a mixture of open native pasture and timberland.  Areas of the ranch have dense underbrush which is great habitat for a variety of wild game including whitetail deer and hogs.  The ranch has about 4,133 feet of frontage on paved County Road 26 and about 5,164 feet of frontage on paved County Road 25.  The property’s eastern boundary line is formed by the meandering bank of Manor Lake which is a private lake.  The ranch has a view of the lake but there is no access to the lake which is owned by Halliburton.  There are two pipelines crossing the property and improvements are limited to one set of livestock working pens, one windmill water well, and an older metal shed.  The property’s significant road frontage makes it attractive for being divided into several smaller economic units along the frontage roads.
