Description:  The Rancho Bayou Grande is located in big deer country and the ranch offers a wide variety of game including trophy whitetail deer, mourning dove, white wing dove, bobwhite quail blue quail, turkey, wild hogs, and a wide variety of ducks.  The ranch includes two large lakes and six scattered ponds plus an annual allocation of water from the Maverick County Water Control And Improvement (WCID) District No. 1.

 

Improvements:  The ranch includes one home, one shed, and a complete network of interior roads.  The home contains about 2,900 square feet of livable area and includes 4 bedrooms and 2-1/2 bathrooms.  It has a concrete slab foundation, a pitched composition shingle roof, and a brick veneer exterior.  It is heated and cooled with a central HVAC system.  The home is about 40 years old and is in good condition.  A new roof was installed in 2019.  The shed is a three sided structure that contains 1,600 square feet (YOC-2012).  It has a metal exterior, concrete slab foundation, and includes four 10’ x 10’ storage rooms.  The shed is in good condition.

 

Ranch related improvements include high game fence on three sides and the low fenced boundary spans about 1.3 miles up against the adjacent 2,000 acre ranch which allows very limited hunting.  The ranch also includes an interior 400 acre pasture that completely enclosed with high game fence.  Included with the ranch are 10 hunting blinds, 11 automatic corn feeders, and 6 protein feeders.

 

Water:  The ranch has frontage on the Rio Grande River, two lakes (7 acres and 14 acres when full), six ponds/tanks.  The lakes and several of the ponds can be filled with water from the canal system.  The lakes and the ponds are home to a variety of ducks and there are large-mouth bass, pan fish and some catfish.  The ranch home is served with water from the city of Eagle Pass and the ranch has its own water meter.  There is an arroyo that extends along a meandering path through the ranch for approximately 2.5 miles. It is a broad and deep canyon where the arroyo meets the Rio Grande river.  Approximately 1.0 mile of this arroyo holds water throughout most of the year during periods of normal rainfall.  The ranch has just over 3/10ths of a mile of frontage on the Rio Grande River.

 

Vegetation:  The vegetation find on the ranch is typical of South Texas and include mesquite, huisache, mountain laurel, black brush, guajillo, creosote bush, cenizo (sage), catsclaw, hackberry, dwarf willow, carrizo cane, cat tails, salt grass, white brush, and various other spiny shrubs of the acacia family.  Cactus species include prickly pear, Christmas cactus, pincushion cactus, and dog cholla.  The fence lines include old man’s beard (Barbas de Chivato) and some areas of the ranch have abundant grasses of all types.

 

Wildlife:  The ranch is located in area of Texas that is known to produce some of the largest native free-range whitetail bucks in the state.  The owner estimates the current deer population to be about 1 deer per 15 acres with the average mature buck being in the 150s with several 170+ deer being harvested over the past 10 years.  The current owner restricts deer harvest to no more than 3 mature bucks each season.

 

Other common game includes javelinas, wild hogs, quail, bobcats, and the occasional mountain lion.  Rio Grande turkey are abundant on the ranch especially in the Spring.  Both bobwhite quail and blue quail are common on the ranch and there are a wide variety of ducks in the Fall and Winter months.  The duck hunting is excellent with many birds wintering on the ranch and in the area.

 

Minerals:  The ranch is offered as a surface only sale.  There is no production on the ranch.  The ranch includes a substantial rock and gravel area that could provide a supply of material for road work and/or possible sale as a source of income.

 

Real Estate Taxes:  The annual real estate taxes are about $2,700 per year and the ranch is maintained under an agricultural exemption with limited livestock grazing.
